This is a significant senior leadership opportunity to help shape and optimise one of New Zealand’s most unique and valuable investment property portfolios. Auckland Airport’s $4 billion investment property portfolio operates within a highly competitive commercial property market and includes our award-winning The Landing business park, office, cargo and landside retail assets. The role also manages our terminal leases, and transport and parking assets.
What you will be doing
In this role, you’ll lead the asset management team, with accountability for delivering best-in-class asset performance, exceptional tenant outcomes and superior investment returns. You’ll bring a strong commercial lens to portfolio strategy, leasing, asset planning, financial performance and facilities management, while providing property expertise into Auckland Airport’s wider infrastructure, development and master planning ambitions.
Your key responsibilities are:
§ Lead the commercial and asset management strategy for Auckland Airport’s diverse investment property and leased portfolio.
§ Drive portfolio performance across leasing, rent reviews, renewals, occupancy, income, OPEX and asset optimisation.
§ Oversee a portfolio generating over $200 million in annual rental income, ensuring strong financial performance and effective management of commercial risk.
§ Lead strategic leasing negotiations and ensure landlord, tenant, statutory and contractual obligations are effectively managed.
§ Drive annual asset planning and ensure properties are positioned to deliver sustainable long-term value and strong customer outcomes.
§ Lead facilities management strategy and performance, including senior oversight of external service providers and significant landlord obligations.
§ Provide property and commercial expertise into master planning, infrastructure and development decisions, ensuring future airport investment considers long-term property requirements.
§ Build strong relationships with tenants, partners and internal stakeholders, creating a highly customer-focused commercial environment.
§ Lead, develop and empower a high-performing property and asset management team.
§ Champion Auckland Airport’s commitment to Health, Safety and Wellbeing, ensuring strong risk awareness across the portfolio.
What you will bring to the role:

§ 15 years+ experience in commercial property, portfolio or asset management, ideally across large-scale or diverse investment property portfolios.
§ Relevant tertiary qualification in property, commerce, finance, business or a related discipline.
§ Strong stakeholder and relationship management capability, particularly across tenants, commercial partners, development teams and senior leaders.
§ Proven people leadership experience, with the ability to build capability, lead change management programmes, and create a high-performing, commercially focused team.
§ Strong commercial acumen with demonstrated experience driving asset performance, investment returns and portfolio value.
§ Deep knowledge of commercial leasing, lease negotiations, rent reviews, valuations, financial management and asset planning.
§ Experience managing substantial property income and expenditure budgets, with the ability to interpret performance and make commercially sound decisions.
§ Exposure to property development, infrastructure or master planning within a complex operating environment.
